Keioc To Unveil Plans On Friday

St. Georges Hall will be hosting the plans that have been developed by Keioc on Friday. They are for a redeveloped Goodison and a rumour is that the plans allow the stands to be redeveloped whilst the capacity of the stadium will never be below 39,000.

i just wanna leave liverpool now... i was disappointed when handed a flyer outside the gwlad. saying there was a plan b,c,d no there isn't. and liverpool councils attempts to keep us in the city, they can shove that up their arse. they've done fuck all for us, we got messed about kings dock and stanley park apparently couldn't be built on. and now we look like we may leave now all of a sudden they care about everton. we'll still be in liverpool, just not the council, and i'd be glad of that.

The planners are very excited at the prospect of having an iconic stadium to act as a catalyst/building block that bridges the Gap caused by the Tunnel cutting. The inner city stadium has been used to great effect in this way in the US. Project Jennifer would then be directly linked to the city-centres in a unified plan. Not a pipe dream at all but normal planning strategy..... and one that has some big backers.

 

By backers I mean the city planners. They feel that a few developers will be attracted and are already showing interest according at this speculative stage..... These fellas have been generating development after development on and around our waterfront, and they snigg a goodun here, so much so that a task force of their top people are on this now.....but first of all check out Bestway. They alone are a big outfit, the owner is extremely wealthy much more so than any of our board members, and they also smell a good investment. But, the main point I was making was the fact that this process whereby land is released to generate funding is far more lucrative in the centre at the moment due to the scale of the developments taking place there, and the demand for space. This is a key site that has limited uses. However, the stadium option could really bridge the gap created by the Mersey Tunnel cutting that has limited the city-centre’s expansion northwards since it was dug.

what would it matter to change council, still liverpool post code. if we don't move we won't have another opportunity as good as this, we can't afford an alternative. would you all really rather stay in Goodison than move to a new a stadium?

and there's nothing petty about disliking the council that have fucked us about on more than one occasion. if you were a company and your suppliers were fucking around would you stay with them because they were local? no you'd find better, someone who was interested in doing whats best for you

You may not like or support the KEIOC group but lets be honest at least they are making their findings available for people to make an educated decision unlike the club. I'm going down tomorrow and I'll make my decision on the move when I'v collected as much information from both sides as I can, lets hope the club actually release the details so my decision can be an informed one but I won't hold my breath!!

I'll take a look see probably take some photo's as well if they'll allow it, best do it early i'm supposed to move house tomorrow, hmm, To be honest i think Redevloping Goodison is not a viable option, a decent option yes but until i see figures, i wont be convinced, in fact AT THE MOMENT IN TIME i'd say theres more chance of a return to Anfield Then a 57000/70000 seater Goodison.

 

Still an Undecided voter though.

I'm not perticularly anti or pro Kirkby TBH I just want all the facts, the KEIOC thing isnt just about re-developing Goodison you know its also about showing there are several viable options within Liverpool.

 

Anyone with a bit of spare time I'll be down there about 3pm tomorrow if you fancy opening your eyes to the facts!

KEIOC has released a few snaps of a proposed new stadium that they claim can be built on the existing Goodison site, and house 57,000 fans, hotels and apartments. Interestingly they also claim that the capacity during construction would not drop below 40,000, which if true could be a huge vote winner to keep Everton at Goodison Park. One point worth looking at though if it did get the go ahead, can we paint the corners Blue instead of a shitty red !!

 

Not much financial detail is forthcoming, but if you pop down to St. Georges Hall on Friday 3rd August, all will be revealed with the opening of a Public Consultation for the day. For details click here

 

KEIOC Spokesman Dave Kelly says: “We have spent a lot of time and effort producing these images.

 

We believe there are alternatives to Kirkby out there, whether it is redeveloping Goodison or relocating to another site within the city, and we want Evertonians to see them before casting a vote. This campaign is not ruled by our hearts, it is ruled by our heads. We firmly believe we should not betray 115 years of heritage by going to Kirkby." (02/08/07)

because we're not rich and it isn't feasible to have alternatives for a project of this size and cost ... we need tescos input for kirkby

 

how long do you want to explore these avenues for ? we've looked at the dock, stanley park... by the time there's a decision in your mind we'll be in a terrible situation

We are already in a mess and have been for years, but when Wyness arrived at EFC people at the club said he was a top man at his job and would soon have us back on our feet, here we are two years later and we are in a worse position than we have ever been.

 

And this is after selling everything of value that the Club has ever owned, and he is now telling us he can sell the land at Goodison for 15 million:o Is he trying to tell me that Goodison Park is only worth 15 million pounds ffs.

After earning over £100 million in the last 3 seasons from premiership and TV money, and with this seasons money likely to be 50 or 60 million, and after everything of value has been stripped from the Club and sold off, we still cant offer more than 4million pounds for players.

 

Jeezus H Christ, even i could have made a profit with that lot, where the fook as it all gone, so before you take his word that "this is the deal of the century" or this could save the club, ask yourself who the fook has got us into this mess and how much lower is he going to take us. Look very carefully at the figures and tell me why we havent paid off a 40 million debt, and why we are in such a desperate mess.

licker, how much would you value Goodison park at ?

 

its ground in the middle of houses, by a church and not in an ideal location as far as the transport infrasture is concerned

 

its just a small bit land at the end of the day, whoever buys the is buying it for houses/flats/shops etc

 

so much about figures and finances on here, lets be honest, everytime you open the papers a different figure is being quoted

daily mirror "sky money this season is in the region of £60 million"

telegraph "sky money this season is in the region of £50 million"

daily sport "sky money this season is in the region for £200million and 14 pornstars and you get laid in your local area tonight by calling 0891 90 90 90"

 

lets get one thing straight, only members at the club and the auditors know how much money we are getting and how much of a mess our accounts are in historically. have you ever thought DM doesnt like being ripped off and will only sign players for what he sees as a good price ? obviously we are not cash rich but are you trying to tell me we have less money than a league 2 club ?!!

 

would you really like to be part of a club like west ham,wigan or fulham buying any old crap for large amounts of money ?? nope didnt think so

I know what your saying Craccer, but whats happened to all the money if we are having to sell everything we've got, i just dont trust this fella Wyness, he's like a used car salesman you cant believe anything he says. I think he is taking us out of the frying pan into the fire.

 

In my opinion an enquiry into the Finances should be called for, cos there seems no logic to all the wheelings and dealings looking to get pennies from selling anything we can.

Peter Johnson and that board looked into Stanley Park which was an instant no, they then moved onto Kings Dock which was go if we produced 30mil which we never. So correct me if I'm wrong but the only serious option Everton have ever considered is the dock which was supported by LCC, the land was available and it only failed through lack of cash.

 

This current board (KW in the main) started the process of looking into a ground move, signed an exclusivity agreement with Knowlsley & Tesco (which IMO was a smart move by Knowlsley & Tesco not Everton) and have looked no further. I honestly think that Everton fucked up signing the agreement and are now so far down the line there's too much to be lost if they move away from the Kirkby deal. I would have though an exclusivity agreement was only realy benificial to the people bidding for our business had it not been in place do you seriously think other investement groups, property developers & LCC wouldnt have been interested in preparing a rival option. What you fail to see craccer is that LCC may have sites available & there may be people interested but they are all restricted by the exclusivity agreement from speaking up & publishing opposing plans.

 

So in answer to your question "how long do you want to explore these avenues for?" just long enough to actually consider other options because KW has looked at one possibility under an exclusivity agreement no more. I work as a design engineer and can tell you without fail you only produce the best designs at the lowest budget by exploring several avenues and brainstorming with people. sometimes you find the answers in the most unexpected places but if you sit at your desk and focus on your initial idea alone it often gets nowhere.

 

KW has sat at his desk protected by an exclusivity contract, do you realy think he's produced "nil satis nisi optimum" with that approach?

 

If you know this is the move for us with limited information & no insigt into a rival proposal then cast your vote. As I'v said so many times before i'm interested in ruling out any other proposals that are put forward prior to casting my vote. Tomorrow may turn out to be an optomistic delaying tactic but it might throw up an opportunity that makes Kirkby look like the worst deal in the world. The club sould be proving or disproving the other options we deserve that at least.

 

The truth NONE of us will know untill we've heard out all parties!!!

I'm not too sure mate thats why I'm going down I want to see if these are viable options rather than pretty pictures. If they give any financial details at all it'll be more than the club are giving us before they expect us to cast a vote.

 

I know I am comming across very anti Kirkby but realy I just want to make sure this is the right decision, it's not like buying a house or a car once we do this it's done so we have to do it right.

Totally understandable. I've felt like a flip flop over the issue, i've thought it was a good idea and then thought it was a bad idea so many times.

i don't fail to see it, as highlighted the key word in your arguement is may. i see that there may be other options i just don't see with the offer on the table and the time and money spend in exploring previous plans that they are worth considering.

Ok so we vote yes, the ball starts rolling, the exclusivity agreement ends and several achievable, affordable & maybe better proposals are put forward. The club says we've asked the fans and they want Kirkby are you going to be happy with the vote you cast??

Hans, i think its common knowledge how much clubs earn, this is an article i found by putting a search on the web and if anybody should know its this fella ........

 

Within the Premier League, clubs share 50% of TV money equally, 25% is paid in "facility fees" to clubs shown live on TV and the remaining 25% is paid according to how high clubs finish in the table. The overseas rights are shared out equally and overall the Premiership's is the most even formula within any top flight in Europe. It does, however, still reward greatly the top clubs who finish higher and are shown on TV more.

Premier League Chief executive Richard Scudamore has said the top club will receive around £50m, the bottom club around £30m.

So if Everton finish in the top half of the league, i think its safe to assume that they would get somewhere in the region of £40 Million pounds.
